The Alfred is a multifamily residential development in Los Angeles for which Engineous Group Inc. (“EGI”) provided complete MEP engineering design. Drawing on more than 35 years of Southern California experience, EGI delivered coordinated mechanical, electrical, and plumbing design tailored to the demands of a dense urban residential building and the local code environment.
Project Overview
The Alfred is a residential building type that brings together individual dwelling units, shared corridors and lobbies, and building-wide support systems under one roof. Projects of this kind place competing demands on every engineering discipline: each unit needs comfortable, code-compliant conditioning and reliable utilities, while common areas, service spaces, and life-safety systems must perform for the building as a whole. EGI approached The Alfred as an integrated MEP problem, designing systems that serve residents day to day while meeting the review standards that govern multifamily construction in Los Angeles.
MEP Scope
EGI provided the mechanical, electrical, and plumbing engineering for The Alfred, designed for a modern Los Angeles multifamily development:
- Mechanical / HVAC: heating, ventilation, and cooling design for residential units and common areas, including ventilation and exhaust strategies suited to stacked multifamily construction.
- Electrical: power distribution, unit and house metering, lighting design, and provisions for building loads, with attention to Title 24 lighting and energy requirements.
- Plumbing: domestic hot and cold water distribution, sanitary waste and vent systems, and, where applicable, gas service coordinated through the building’s vertical and horizontal runs.
Engineering Approach
Multifamily work rewards disciplined coordination, and that was central to EGI’s design for The Alfred. Mechanical, electrical, and plumbing systems all compete for the same limited chases, ceiling plenums, and shaft space, so EGI coordinated routing across disciplines early to reduce conflicts before they reached the field. Energy compliance was addressed through Title 24 documentation, guiding decisions on equipment selection, envelope-driven loads, and lighting so the building could meet California’s energy standards.
Because the project sits on a tight urban site typical of Los Angeles infill, EGI designed systems to fit constrained equipment and service areas without sacrificing maintainability or performance. Documentation was prepared to move efficiently through LADBS plan check, and the design accounted for the seismic and code considerations that apply to construction across the region.
