Engineous Group is a mechanical, electrical and plumbing engineering firm headquartered in
Pasadena. Our office is on North Fair Oaks Avenue, and we have been engineering building systems
across Southern California for more than 35 years.
Being based here matters more than it might sound. Pasadena projects are not reviewed by LADBS.
They go through the City of Pasadena’s own building division, with its own plan check process and
its own submittal conventions. We work in that process regularly rather than occasionally.

Working with Pasadena’s older building stock
Much of Pasadena’s most valuable real estate is old. Retrofitting modern mechanical, electrical
and plumbing systems into a building that was never designed for them is a different discipline
from new construction: you work around existing structure, limited chase space, and preservation
constraints that dictate what can be routed and where.
That work runs through our portfolio. Alongside the Mission District Lofts in South Pasadena, our
historic building projects include the Orpheum
Theater and the Pacific Electric Building in downtown Los Angeles, and the Walker Historical
Building in Long Beach.
Title 24 and California energy compliance
Every project in Pasadena is subject to California’s Title 24 energy standards. We design to
them from the outset rather than treating compliance as paperwork produced at the end, which is
usually what forces late redesign. Our engineers hold California PE licenses, and several are
licensed in additional states for clients building outside California.
Who we work with
Most of our work comes through architects and developers who bring us in as the MEP
subconsultant on their design team. We have worked with some of the same firms for well over a
decade, including Architects Orange and Elliott + Associates, and have been the primary MEP
engineer for Unibail-Rodamco-Westfield since 2009. You can read more on our
