Valley Vista Senior Living is an assisted living and memory care community in Van Nuys, in the heart of the San Fernando Valley in Los Angeles. Senior care environments carry heightened expectations for life safety, dependable ventilation, emergency power, and everyday resident comfort. Engineous Group Inc. (EGI) provided the mechanical, electrical, and plumbing engineering design for the project, drawing on more than 35 years of experience serving Los Angeles and Southern California.
Project Overview
As an assisted living and memory care community, Valley Vista serves residents whose comfort, health, and safety depend directly on well-designed building systems. The setting shapes every engineering decision: consistent indoor air quality, quiet and reliable climate control, resilient power for critical circuits, and clearly coordinated life-safety systems. EGI developed the MEP design to support these needs while aligning with the project’s architectural goals and the requirements of building in the City of Los Angeles.
MEP Scope
EGI provided the mechanical, electrical, and plumbing engineering tailored to the demands of a senior care facility:
- Mechanical (HVAC): Heating, ventilation, and air conditioning systems designed for enhanced ventilation, healthy indoor air quality, and stable, comfortable temperatures across resident rooms, common areas, and care spaces.
- Electrical: Power distribution and lighting with emergency and standby power provisions to support life-safety circuits, egress lighting, and continuity of care during outages.
- Plumbing: Domestic water, sanitary, and hot water systems engineered for the usage patterns and accessibility needs of an assisted living community.
Engineering Approach
EGI approached Valley Vista with the priorities that senior care demands: life safety first, meaningful system redundancy, and consistent resident comfort. Emergency and standby power provisions help maintain critical functions when normal service is interrupted, while HVAC design emphasizes ventilation and thermal comfort for a vulnerable population. The design was developed in accordance with California Title 24 energy standards and coordinated for LADBS permitting, with attention to seismic and code requirements applicable to construction in Los Angeles. Facilities that provide certain levels of care may fall under OSHPD/HCAI oversight, and EGI brings the experience needed to navigate the requirements that apply to senior housing and healthcare-adjacent projects.
