Larrabee Condominiums is a residential condominium development in Santa Monica, part of the greater Los Angeles metro. Engineous Group Inc. Project Overview

The Larrabee Condominiums project called for MEP systems designed to meet the expectations of a modern Santa Monica residential community. EGI worked alongside the project team to translate architectural intent into practical, code-compliant engineering, addressing occupant comfort, energy performance, and the long-term reliability owners and residents depend on. Our role centered on producing coordinated construction documents that support a smooth permitting and construction process within the City of Santa Monica.

MEP Scope

EGI provided the mechanical, electrical, and plumbing engineering for the development:

  • Mechanical (HVAC): Heating, ventilation, and air conditioning design tuned to a coastal Santa Monica climate and multifamily occupancy.
  • Electrical: Power distribution, lighting, and metering layouts appropriate for individual condominium units and shared building areas.
  • Plumbing: Domestic water, sanitary, and drainage systems engineered for efficient residential use.

Engineering Approach

Coastal condominium projects present distinct engineering considerations. Proximity to the ocean informs equipment selection and durability, while the density of multifamily construction demands careful coordination among mechanical, electrical, and plumbing systems. EGI designed to these conditions with an emphasis on energy efficiency, planning HVAC, lighting, and plumbing systems to work together rather than in isolation.

Our documents were prepared for compliance with California’s Title 24 energy standards and coordinated for review under Santa Monica’s permitting process. Throughout design, we accounted for California’s seismic requirements and the practical needs of construction teams, aiming for a set of drawings that is clear, buildable, and ready for agency review. The result is an MEP design that balances resident comfort, regulatory compliance, and efficient operation.
