What makes tenant improvements different
A tenant improvement is engineered around a building that already exists. The new layout has to work with the base building’s HVAC capacity, electrical service, and plumbing risers, and the shell’s documents are not always current. That is why a TI scope usually starts with a site visit and a review of existing conditions before design begins.
A typical TI scope covers:
- Mechanical: HVAC zoning and distribution for the new layout, tied into the existing system or new rooftop equipment
- Electrical: panel and circuit capacity for the new use, lighting, and power
- Plumbing: restrooms, break rooms, and any process or tenant-specific fixtures
- Fire sprinkler: head relocation and modifications coordinated with the new ceiling layout, through our fire protection engineering
- Title 24: energy compliance for altered systems and lighting
