Geneva is a mixed-use development in Venice, one of Los Angeles’ most distinctive coastal neighborhoods. Combining ground-floor commercial and retail space with residential units above, the project called for building systems that serve two very different sets of tenants under one roof. Engineous Group Inc. (EGI) provided the mechanical, electrical, and plumbing engineering design for the project, delivering coordinated documents that balanced occupant comfort, code compliance, and constructability.
Project Overview
Located in Venice within the City of Los Angeles, Geneva pairs street-level commercial and retail spaces with residential living above. This mixed-use format brings people, businesses, and infrastructure together in a compact urban footprint, and it places real demands on building systems. Retail tenants, common areas, and private residences each carry distinct loads, ventilation needs, and utility requirements. EGI’s role was to engineer MEP systems that meet those varied needs while remaining efficient, maintainable, and fully permittable.
MEP Scope
EGI provided the mechanical, electrical, and plumbing engineering for Geneva, a mixed-use development:
- Mechanical (HVAC): Heating, ventilation, and air conditioning designed separately for the commercial and residential portions, reflecting the different occupancy patterns, loads, and comfort expectations of each use.
- Electrical: Power distribution, lighting, and dedicated service arrangements, with metering configured to separate commercial and residential consumption for clear tenant accountability.
- Plumbing: Domestic water, sanitary waste, and vent systems sized and routed for both retail and residential fixtures, coordinated with the building’s structure and multiple service points.
Because commercial and residential uses are stacked within a single structure, separate systems and metering were central to the design, allowing each use to operate independently while sharing a coordinated infrastructure.
Engineering Approach
Mixed-use buildings reward careful coordination. EGI’s engineers worked to align mechanical, electrical, and plumbing systems with one another and with the architectural and structural design, reducing conflicts before they reach the field. Systems were engineered for compliance with California’s Title 24 energy standards, and the documents were prepared to support LADBS permitting, so the project could move through review and construction with fewer obstacles.
Venice’s coastal setting adds its own considerations, from a demanding urban context to the durability expectations of a seaside environment. Drawing on more than 35 years of experience across Los Angeles and Southern California, EGI approached Geneva with attention to energy efficiency, seismic considerations inherent to Southern California construction, and the practical realities of building in an established neighborhood.
